Homeowners in the US are significantly wealthier than renters, with a median net worth roughly 40 to 43 times higher. As of 2025, the typical homeowner has a net worth of $430,000, while the average renter’s net worth is $10,000.

The 400 richest people in America are wealthier than ever, with a combined net worth of $6.8 trillion — that’s roughly 4% of all US wealth. All US billionaires combined have a net worth of close to $9 trillion, or 5.25%. Per the April 2026 Market Report, according to the REALTORS® Association of Maui, the Wailea and Makena luxury market continues to show resilience and long-term strength despite a more balanced pace of activity.

The Wailea/Makena single-family home market showed encouraging momentum in April 2026. Pending sales increased 150% year-over-year, while closed sales doubled compared to April 2025. Year-to-date closed sales are also up an impressive 120%, reflecting continued confidence from luxury buyers seeking Maui lifestyle properties.

The April median home price rose to $3.25M, up 38.3% from last year, while inventory levels remained relatively stable. Months of inventory improved significantly from 18.6 months to 8.3 months, suggesting healthier market absorption and stronger buyer engagement.

One important insight is that buyers today are taking more time and conducting careful due diligence, particularly in the ultra-luxury segment. However, well-priced and well-presented properties in premier locations continue to attract serious interest.

The long-term outlook for Wailea and Makena remains very positive due to limited availability, global lifestyle appeal, and continued demand for luxury resort living.

Condominium Market

The condominium market remains active with continued buyer interest in resort-style ownership opportunities. April median condo prices increased 13.4% year-over-year to $1.975M, while sellers also achieved stronger pricing performance with properties receiving nearly 98% of asking price on average.

Inventory levels increased compared to last year, giving buyers more options and creating a more balanced environment. Closed sales year-to-date are slightly ahead of 2025 levels, demonstrating ongoing demand for Wailea and Makena condominiums despite longer decision timelines.

A positive takeaway is that many buyers continue to prioritize Maui lifestyle, convenience, lock-and-leave ownership, and proximity to beaches, golf, wellness, and dining.

Luxury condominiums in prime oceanview and beachfront locations remain highly desirable for both second-home buyers and long-term legacy ownership.

As construction costs stabilize and buyers continue seeking personalized legacy properties, high-quality land offerings may continue to attract long-term investors and home buyers to secure irreplaceable locations in South Maui.

Overall Market Insight

The Wailea and Makena markets are continuing to transition toward a healthier and more balanced luxury environment. Buyers remain active, but they are more selective and value-driven than during the rapid post-pandemic years.

At the same time, Maui’s limited inventory, world-class lifestyle, and international appeal continue to support long-term market stability.
