The Value of Giving

We’ve been thinking about the value of giving & the heart behind it. For us, supporting whatever charities you choose begins with being grateful for the ability to help others.

When we’re able to give, it is a blessing in itself. Generosity can take many forms; a donation, volunteering, sharing a meal, or simply helping someone through a difficult time.

Giving from the heart means caring about the difference we can make, not about being acknowledged.

Mahalo for the kindness you share.

Wailea and Makena market update

Wailea & Makena Market Update — September 2026

A Market Showing More Movement

September brought more condominium closings and one residential sale in Wailea and Makena. Looking at the first nine months of 2026, both markets recorded more sales than last year, while median sale prices were lower.

Residential Homes

One home closed in September at $5.3 million, after 119 days on the market, receiving 89.8% of its list price. Four new listings entered the market, and two homes went pending.

At month-end, 29 homes were available, with 9.4 months of inventory. Through September, 20 homes sold compared with 11 last year—an increase of 81.8%. The year-to-date median sale price was $2.9 million, down 24.7%.

Condominiums

September recorded 10 condo sales, compared with one a year earlier, with a monthly median sale price of $2,222,500. Those sales averaged 133 days on the market and 94.1% of list price.

Available inventory declined 23.6% to 68 condos, representing 10.6 months of supply. Five new listings entered the market, and one condo went pending. Year-to-date sales reached 66, up 15.8%, while the median sale price declined 16.6% to $2,085,000.

Land & the High-End Market

The report does not include vacant-land activity or separate statistics for the high-end market. September’s $5.3 million home sale provides one luxury transaction reference, but a single closing cannot establish a trend for beachfront estates or other premier properties.

Our Golden Nugget

Through September, home and condo sales increased while median prices declined. More sales do not always mean higher prices. Remember, the median reflects the mix of properties sold — it does not measure the change in value of every property.

Understanding the comparable sales for a particular home or condo remains essential.

Maui vacation rental zoning

Maui May Allow Even More Condos to Stay Vacation Rentals

Maui County Council members are taking up legislation Thursday that would add hundreds of condo units to the list of properties that could apply for special hotel use zoning to avoid the planned phase-out of several thousand vacation rentals over the next five years. If passed, the resolutions would revise the West Maui and Kīhei-Mākena community plans to move up to 26 properties into the new H-3 and H-4 hotel zoning districts that the council approved last month in a 7-2 vote despite the advice of all three county planning commissions.
