Wailea and Makena market analysis

Our Real Estate Market Analysis — Wailea & Makena (July 2026)

Residential

Single-family activity improved significantly. Year to date, closed sales increased 112.5%, from 8 to 17, while pending sales rose 70%. The median sales price declined 34.3% to $2,780,000, largely reflecting the mix of properties sold rather than an equal decline in individual home values. Inventory remained stable at 28 homes, but months of supply dropped from 18 to 9 months, indicating stronger absorption.

Sellers received an average of 95.9% of asking price.

Condominiums

July condominium activity was encouraging, with 8 closed sales—up 33.3% from July 2025. However, year-to-date sales declined slightly from 51 to 49, and the median sales price decreased 14% to $2,150,000. Inventory fell 10.4% to 86 units, although the market still carries approximately 13.9 months of supply.

Buyers continue to have choices and negotiating leverage, making condition, location and pricing especially important.

Land

The July Wailea and Makena report does not provide separate vacant-land statistics. Land should be evaluated independently because values vary considerably based on acreage, ocean views, utilities, entitlements, build-ability and subdivision or CPR status.

Overall Market Insight

Wailea and Makena single-family home sales increased 112.5% year to date, while months of inventory fell from 18 to 9.

Buyers are returning, but they remain selective—making accurate pricing and exceptional presentation essential.

U.S. Capitol

H.R. 1340, the More Homes on the Market Act

This bipartisan bill would permanently double the existing federal capital gains tax exclusion on primary residence sales and index it to future inflation. It increases the tax-free exclusion to $500,000 for single filers and $1 million for married couples filing jointly that has not been revised since 1997.

H.R. 9064, the Nest Egg Protection Act

This bill targets senior homeowners to help them keep more equity when rightsizing, which also frees up larger, longtime family homes for younger buyers. It temporarily raises the capital gains tax exclusion to $1 million for qualifying seniors. Sellers must be 65 or older and have owned their primary residence for at least 25 years. This exclusion limit applies to both single and joint filers for qualifying sales taking place between 2027 and 2030.
