Condominiums

The condominium market showed increased supply alongside softer pricing trends. New listings dipped slightly year-over-year, while pending sales declined, suggesting buyers are proceeding carefully. Six condo sales closed in January — an increase from the prior year — yet pricing adjusted to a median sales price of $1,572,500 and average price of $2,225,833.

Inventory expanded to 102 active listings, and supply at the current rate of sale rose to 15.9 months, reinforcing a buyers’ market. Average marketing time lengthened to 160 days, and sellers received about 92% of list price, reflecting stronger negotiation conditions.

Residential

The year opened with a notable increase in new listing activity, signaling growing seller confidence and expanding choices for buyers. Ten new homes entered the market — a 150% year-over-year increase — bringing total inventory to 34 available properties.

Four homes closed during January with a median sales price of $2,737,500, and sellers achieved approximately 95.9% of list price, demonstrating continued demand despite longer marketing timelines averaging 177 days.

The inventory at the current rate of sale remains elevated at 16.2 months, suggesting a slower pace of absorption typical of the luxury segment and creating opportunities for well-qualified buyers to negotiate strategically.

Land

The January data set does not include verified vacant land statistics for Wailea or Makena at this time.
