Residential Market
The most encouraging trend is the significant increase in buyer activity within the residential market. Pending sales and closed sales have more than doubled year-over-year, while inventory has declined substantially. This combination suggests that qualified buyers remain engaged and confident in the long-term value of Wailea and Makena real estate.
Year-to-date pending sales have increased by an impressive 116.7%, while closed sales have also risen 116.7% compared to the same period last year.
Inventory has tightened, with the months supply of inventory dropping from 20.7 months to 9.3 months, indicating a healthier balance between buyers and sellers.
While median and average sales prices are lower year-to-date, this is largely influenced by the mix of properties sold rather than a broad decline in luxury property values. Buyers remain active and well-positioned properties continue to attract attention.
Condominium Market
Year-to-date sales are slightly below last year’s pace, however, properties that are priced appropriately are selling faster, with average days on market declining from 155 days to 139 days.
In May alone, the median condominium sales price increased nearly 59% year-over-year, reflecting continued demand for premium Wailea resort properties.
Inventory has increased modestly, providing buyers with more options while maintaining strong pricing for desirable ocean view and oceanfront communities.
Land Market
Limited developable land, combined with continued demand for custom luxury residences, supports the long-term outlook for land values throughout South Maui.
Buyers seeking privacy, views, and the opportunity to create a personalized legacy property continue to view Wailea and Makena as some of Hawaii’s most desirable locations.
Market Outlook
Wailea and Makena continue to benefit from limited inventory, world-class amenities, exceptional lifestyle offerings, and strong appeal to affluent buyers seeking a legacy investment.
While buyers remain thoughtful and value-conscious, the overall market appears healthier than many expected, with improving absorption rates and continued demand for Maui’s most prestigious communities.
Bottom Line: The market is showing positive momentum. More buyers are entering the market, inventory is being absorbed, and Wailea and Makena continue to stand out as one of Hawaii’s premier luxury destinations for both lifestyle and long-term investment.
